03Service and Maintenance

Planned maintenance keeps a calibrated building calibrated.

An HVAC installation drifts from the day it is handed over. Filters load, refrigerant charge falls, hydronic water chemistry shifts and control setpoints are overridden. Our maintenance programme measures that drift on a fixed cycle and corrects it before it becomes noise, humidity, energy cost or a breakdown.

ScopeWhat a Visit Covers
01

Filtration Renewal

Filter banks replaced to grade, differential pressures logged, coils and drain pans cleaned.

02

Refrigerant Integrity

Leak testing, charge verification and F Gas record keeping against each asset.

03

Hydronic Water Care

Inhibitor and dosing analysis, strainer cleaning, dirt and air separation checks.

04

Electrical and Mechanical

Contactor, bearing, belt and vibration checks with thermographic inspection.

05

Controls Recalibration

Sensor verification, setpoint audit and removal of accumulated manual overrides.

06

Acoustic Verification

Sound levels re measured at occupied positions against handover benchmarks.

07

Air Quality Audit

Particulate, carbon dioxide and humidity readings against the design envelope.

08

Asset Reporting

Photographic condition report, remedial register and energy trend commentary.

AgreementsMaintenance Cover
Tier I

Seasonal

Two attendances per year, timed to precede the cooling and heating seasons.

Tier II

Quarterly

Four attendances per year for occupied estates and mixed use buildings.

Tier III

Continuous

Monthly attendance with remote telemetry for critical and prestige assets.

ResponseReactive Attendance

Faults are attended by the engineer who commissioned the system

Every asset we maintain carries a telemetry record: run hours, pressure differentials, refrigerant history and control revisions. When a call is raised, the attending engineer arrives with that history and with the correct parts already on the vehicle. Critical commercial plant is covered on a four hour response, estate systems same day.
